Building Surveying Services
For the majority of people, buying a property is the single biggest investment of their lifetime. Therefore, it makes sense to have a comprehensive Building Survey carried out by a Chartered Building Surveyor prior to purchase.
We provide Building Surveys for pre-acquisition, prior to major works and for asset management purposes.
The benefits of having a Building Survey completed include:
- An impartial, detailed and articulate report highlighting the condition of each building element.
- Defects identified can be rectified in advance by the seller prior to purchase, or used to negotiate a more favorable price to take into account remedial works in the near future.
- Allows you to make an informed decision about the property.
- Gives you full confidence in your investment.
We are A2 CofC qualified drone operators and provide drone surveys which include high quality images and video footage of subject buildings. This helps capture high level defects and maintenance issues which would not be apparent from ground level.
Drone Surveys are a much more time and cost effective access method compared to other traditional means of access (such as scaffolding or cherry picker etc.). There is also little to no disruption to residents, tenants, or day-to-day business operations.
Our Chartered Building Surveyors are best placed to advise on appropriate remedial works if any defects/maintenance issues are identified, and we can tailor the drone survey data into an expert condition report depending on client requirements.
Our drone surveys include:
- Full pre-flight planning
- Risk assessment
- The drone survey itself
- High quality photographs and video footage
- Follow up advice on repairs/remedial works (if required) from a Chartered Building Surveyor
- The option to tailor the drone survey data into an expert condition report produced by a Chartered Building Surveyor
- Fully insured
We provide Measured Surveys of sites and buildings in order to produce accurate and detailed drawings to scale. This may include plans, elevations, sections, details, and site plans all of which are completed to current RICS standards.
The benefits of having a Measured Survey completed include:
- Verifying the accuracy of existing drawings.
- For record purposes.
- Prior to major works (refurbishment, re-modelling, change of use etc.).
Our planned maintenance surveys identify urgent, medium, and long term maintenance requirements with cost estimates, allowing you to budget for maintenance works in advance. This helps to ensure your property/property portfolio is fit for purpose, preserves market value and ensures compliance with current statutory standards.
Our design services include outline and detailed designs for refurbishment, re-modelling, conversion, extension and fit out. We obtain all necessary statutory approvals and can also tender the project and administer the contract through to completion.
We provide contract administration services on all types of projects. This includes preparing tender documentation, tendering the contract, tender assessment, contractor appointment, and administering through to completion. As a multi-disciplinary practice, we also provide cost management on the project which gives the client cost certainty.
We investigate all kinds of building defects including damp, timber decay, structural movement and material failures. We can diagnose the cause of the defect and advise on appropriate remedial works along with estimated costs.
Our feasibility studies include costed outline designs, programmes, and advice on other important considerations such as statutory, constraints, and procurement options. This allows the client to fully consider project viability at an early stage.
We act on behalf of either landlord, tenant, contractor or neighbour and provide both photographic and full written schedules of condition, depending on client requirements.
We act on behalf of either landlord or tenant and prepare schedules of dilapidations as well as reviewing/negotiating dilapidation claims.
